* Cash Back At Closing. CP will
give Buyers cash back (CB) at closing subject to:
(1) final sales price between $150,000 to $299,999 =
$250.00 CB; between $300,000 to $499,999 = $500 CB;
between $500,000 to $699,999 = $750.00 CB; 700,000
and up = $1000 CB; (2) CP's
receiving a cooperating broker commission or fee
from the seller of at least 2% at the closing on the
subject property; (3) being permitted under local,
state, and federal law; (4) being permitted by the
buyers' lender; and (5) buyers disclosing the cash
back on the HUD settlement form. If these conditions
are not met, the buyers will not be entitled to any
CB at the settlement closing on the subject
property. Because the IRS may treat the cash back
promotion as reducing the basis of capital gains
upon resale of the property, Buyers should consult
with an attorney or tax professional. |
